The design brief required a curious requirement where any floor can be converted from office to apartment and vise-versa. The design addresses this requirement by designing a service core at the back and adding extra ducts to accomodate flexible placement of toilets. The parking is hidden under a semi-basement which results in a frontage is grand and with a large sloped garden (which partially hides the parking underneath).
